ROOF REPLACEMENT

9 Signs You Need a New Roof in Texas

October 18, 2026 · 6 min read · By the LoneRidge Roofing Team

Before and after roof replacement on a two-story brick home in Dallas, Texas

No homeowner wants to replace a roof a year early, or a year too late. Texas weather complicates the decision: hail can age a five-year-old roof overnight, while a well-ventilated roof in a sheltered neighborhood can outlast its rating. These are the signs roofers actually use to decide, and how to tell a repair situation from a replacement.

1. The roof is 20 years old or more

Standard architectural asphalt shingles are typically rated for 25 to 30 years, but Texas heat and storms pull many roofs toward the shorter end. Past 20 years, repairs become less cost-effective because the surrounding shingles are brittle and matching them is difficult.

2. Hail damage across multiple slopes

A few impacts on one slope can often be repaired. Bruised or fractured shingles across several slopes usually mean replacement, and when the damage was caused by a covered storm, the cost may be part of an insurance claim.

3. Granules collecting in gutters

Some granule loss is normal on a new roof. Heavy, ongoing loss on an older roof means the asphalt underneath is exposed to UV and will deteriorate quickly.

4. Curling, cupping or cracked shingles

Shingles that curl at the edges or cup in the middle have lost flexibility, usually from heat and age, sometimes from poor attic ventilation. They no longer seal and are easily lifted by wind.

5. Leaks in more than one place

One leak at a pipe boot or chimney is a repair. Recurring leaks in different parts of the house point to a roof that is failing as a system.

6. Sagging or soft decking

A roofline that dips, or decking that feels spongy underfoot, means moisture has reached the wood. That is a structural concern and should be inspected promptly.

7. Daylight or stains in the attic

Light coming through the boards, dark water stains on rafters or decking, or damp insulation are signs that water is getting past the roof covering.

8. Many missing shingles after storms

If every windstorm costs you shingles, the sealant strips have likely failed across the roof, not just in the spots you can see.

9. Rising cooling bills

A deteriorating roof combined with poor ventilation can let attic heat build up and push cooling costs higher. A replacement is a good time to correct ventilation and consider reflective or Class 4 impact-resistant shingles.

When a repair is enough

If the roof is under about 15 years old, damage is limited to one area, and the shingles are still flexible, a repair usually makes sense. An inspection with photos of every slope is the most reliable way to know which situation you are in.

Questions, Answered

Architectural asphalt shingles commonly last 20 to 30 years in Texas, Class 4 impact-resistant shingles often longer, standing-seam metal 40 to 70 years and tile 50 years or more, depending on installation, ventilation and storm exposure.

Some codes allow one overlay, but we recommend a full tear-off in Texas so the decking can be inspected and damaged wood replaced. Overlays also add weight and can complicate warranties and future insurance claims.

If a covered event such as hail or wind caused functional damage, your policy may pay for repair or replacement minus your deductible. Wear and age are not covered. See our guide to insurance coverage for roof replacement in Texas.
